1, 3, and 7 year painting warranty

All our projects are bid at the good paint job price, with a standard 1 year warranty.

We also offer Paint upgrade to “superpaint” from Sherwin Williams (our better paint job)

for a 3 year contractor workmanship warranty at an additional 25% cost increase.

For our 7 year warranty please specify using Durations from sherwin williams.

the cost for the “Durations” and a seven year warranty results in an 80% cost increase.

NOTE:

The painting procedure is the same for all 3 options.

We always prepare the substrate equally and prime all bare wood no matter witch option you use.

For this warranty to be valid, you must:

 

  • Pay the full contract price.
  • Retain a copy of the original contract.
  • Retain a copy of your cancelled check or other evidence of payment in full.
  • Pay for all materials used to perform the repairs.
  • Make the property accessible to the Contractor, or his employees, to perform the repairs

This limited warranty does not cover:

  • Any work where the Contractor did not supply the paint or other materials.
  • Any work which was not performed by the Contractor.
  • Varnished surfaces.
  • Surfaces made of, or containing, galvanized metal.
  • The cost of paint required to perform the repairs.
  • Repairs to horizontal surfaces or any surface that, by virtue of its design permits moisture to collect. Surfaces include, but are not limited to, decks, railings, stairs, porches, roofs, and wood gutters.
  • Exact paint match as environmental conditions will affect the color and finish of all paints over time.
  • Any repairs which are necessitated as a result of a defect in the paint regardless of whether the paint was supplied by the Contractor or the customer.
  • Bleeding caused by knots, rust or cedar.
  • Cracks in drywall, plaster or wood.
  • Peeling, blistering or chipping where they are caused by:
  • mill-glazing from smooth cedar
  • ordinary wear and tear.
  • abnormal use or misuse
  • peeling of layers of paint existing prior to the work performed by the Contractor.
  • structural defects.
  • settling or movement.
  • moisture content of the substrate.
  • abrasion, mechanical damage, abrasive cleaning, abuse, or damage resulting from use of chemicals or cleaning agents or exposure to harmful solids, liquids or gases.
  • damage or defects caused in whole or in part by reason of fire, explosion, flood, acts of God, extreme weather conditions, misuse, alterations, abuse, vandalism, negligence, or any other similar causes beyond the control of the Contractor.

Repairs under this limited warranty will be performed only on the specific areas where peeling, blistering or chipping has occurred and only to the level of surface preparation described in the preparation section of this Contract.

THIS LIMITED WARRANTY IS THE ONLY EXPRESS WARRANTY MADE BY THE CONTRACTOR AND IS IN LIEU OF ALL OTHER WARRANTIES, EXPRESS OR IMPLIED. THIS WARRANTY COVERS ONLY THOSE SERVICES PROVIDED BY THE CONTRACTOR TO THE ORIGINAL PURCHASER NAMED ON THE FRONT OF THIS CONTRACT. IN NO EVENT SHALL THE CONTRACTOR BE LIABLE FOR INCIDENTAL OR CONSEQUENTIAL DAMAGES OR DAMAGES IN EXCESS OF THE ORIGINAL CONTRACT PRICE. THIS WARRANTY MAY NOT BE ALTERED OR EXTENDED FOR ANY PURPOSE UNLESS DONE SO IN WRITING IN A DOCUMENT EXECUTED BY ALL PARTIES TO THIS CONTRACT.

Another type of warranty is offered by the professional painting contractor. This warranty can be a gimmick, designed to entice the sale, or an honest attempt to be responsible for the quality of the job.

What is a reasonable paint warranty period?

There are many variables that can affect a home and a paint job. Most are beyond the control of the painting contractor; these include customer damage or abuse, customer supplied paint, roof leaks, etc. You get the point. The aspects of the job under the contractors control is the details that make up the labor of the job according to the contract and any supplied materials.

A reasonable warranty period for most exterior paint jobs is 3 years. It is during this time that any defects in workmanship will appear. Longer times are used by painters as a sales clincher to entice you to sign the contract. Most interior paint jobs don’t require a warranty as this type of painting generally lasts for many years, even decades.

The real value of a professional paint job is the painter. Even with the most expensive primer and paint, experience is still the most important. With experience there is detail. Good results are in the details of the job, how it’s performed, and the types of products used.

Paint Warranty Exclusions

All valid warranties will have a list of the items covered and excluded. As mentioned above, all forms of damage or abuse caused after the job was completed will be excluded.

This makes sense but you, the customer, also have a part in lengthening this list. For example, you demand a specific type of paint not normally used by the contractor or choose a color that will fade quickly. The painting contractor can’t warranty products he/she is unfamiliar with.

Your home also plays its part in influencing the paint warranty. The condition and design of your home affects how long the paint job can last. This mostly affects old homes and buildings with multiple layers of paint, some of it failing in hideous ways. I have painted many buildings that I couldn’t give a warranty. In order to warranty some homes I would have had to install new siding and windows, an expense well beyond the cost of the paint job.

Consider the paint contractor and the warranty together. If you have any problems, the painter will have to provide the labor to fix the problem. An honest, qualified professional house painting contractor is not cheap.
